1 The amount of distributions DPF may make is uncertain. DPF may pay distributions from sources other than cash flow from operations including, without limitation, the sale of assets, borrowings or offering proceeds (including the return of principal amounts invested). The use of these sources for distributions would decrease the amount of cash DPF has available for new investments, repayment of debt, share redemptions and other corporate purposes, and could potentially reduce your overall return and dilute the value of your investment in shares of DPF common stock. Since the inception of DPF’s Class A, Class W and Class I shares, DPF has satisfied 100% of redemption requests for Class A, Class W and Class I shares. However, since 2009, DPF has received Class E share redemption requests that exceeded its corresponding Redemption Caps. For the year ended December 31, 2011, 81.2% of distributions were funded from cash flow from operations and 18.8% of distributions were funded from borrowings. For the year ended December 31, 2010, 42.4% of distributions were funded from cash flow from operations and 57.6% of distributions were funded from borrowings. For the year ended December 31, 2009, 46.0% of distributions were funded from cash flow from operations and 54.0% of distributions were funded from borrowings. For the year ended December 31, 2008, 63.7% of distributions were funded from cash flow from operations and 36.3% of distributions were funded from borrowings. For the year ended December 31, 2007, 62.1% of distributions were funded from cash flow from operations and 37.9% of distributions were funded from borrowings. For the year ended December 31, 2006, 65.9% of distributions were funded from cash flow from operations and 34.1% of distributions were funded from borrowings.

2DPF pays its dealer manager (1) a daily dealer manager fee equal to 1/365th of 0.60% of DPF’s NAV per share and (2) a daily distribution fee equal to 1/365th of 0.50% of DPF’s NAV per share for Class A shares. These expenses are allocated to Class A stockholders and reduce the daily distributions otherwise payable to Class A stockholders.

3DPF pays its dealer manager a daily dealer manager fee equal to 1/365th of 0.60% of DPF’s NAV per share for Class W shares. This expense is allocated to Class W stockholders and reduces the daily distributions otherwise payable to Class W stockholders.

 4DPF pays its dealer manager a daily dealer manager fee equal to 1/365th of 0.60% of DPF’s NAV per share for Class I shares. This expense is allocated to Class I stockholders and reduces the daily distributions otherwise payable to Class I stockholders.

5Based on the per share NAV of each share class at the end of each quarter. The annualized rate assumes that distributions are paid in the same amount for four consecutive quarters. No annualized distribution rates are presented for distribution paid prior to the fourth quarter of 2012 as DPF did not calculate its NAV until July 2013 and, therefore, distributions rates could not be calculated in the manner discussed above.
